Building materials
Oxara AG
An highly innovative Spin-off of the leading Swiss technical University ETH in Zurich, has developed new mineral based admixtures that allow for using excavation materials to create concrete and bricks that are comparable or better in performance than traditional cement bricks. Oxara has conducted extensive testing together with the leading Tanzanian construction company CSI Construction. The tests are part of this presentation and show that the Oxabricks have better performance parameters than cement bricks. The Oxara building materials have three great advantages:
— 1. With a reduction of more than 90% Co2 the material is highly sustainable. — 2. No sand or cement is needed, which is extremely challenging and expensive to source in Zanzibar and leads to significant cost reductions. The cost is estimated at around 80-90 USD per m2, compared to >140 USD
per m2 for cement-based building materials.

These partnerships make sure that we minimize friction and mistakes in dealing with permits, regulatory questions and local authorities based on the experience, existing network and contacts of the local partners. These partners have helped to establish
the local company, acquire the two plots, obtain the lease from the government, obtain the license for hospitality operation by ZIPA (Zanzibar Investment Promotion Authority) etc.

Permaculture Design Company
Is the leading permaculture company in Zanzibar, having designed the permaculture concept for Fumba Town and numerous other projects, for instance also the innovative Kizikula Hotel. They have already planted and are maintaining a full permaculture Jungle on the site of BAO Zanzibar that serves as a lush green biotope between the front area with the Arab styled Villas and the back with the Team Village a potential further buildings.
Restaurant & Cuisine
Boris Buono
Who runs the Ibiza Food Studio (https://www.ibzfoodstudio.com/) and Ibiza based Restaurant Taller Sa Penya (former Sous-Chef at Noma, Copenhagen), was engaged to develop a New Tropical Cuisine together with Saba Vafai Rahbar (https://www.delbysaba.xyz/)
Saba started to do extensive on-the-ground research in Tanzania, Kenia and other geographical parts belonging to the Swahili culture for ancient and traditional recipes, traditional ways of food processing, traditional herbs and plants as well as research regarding the tropical cuisines in Indonesia and Hawaii with the goal to create the base for a modern reinterpretation of African Tropical Cuisine by Boris Buono and his team, bringing a new culinary quality and culture to Zanzibar Tourism with locally sourced and grown food whenever possible.
The BAO cuisine will incorporate lost African, Arab and Indian food traditions once present in Zanzibar combine these with general tropical food traditions and an innovative use of the local spices that today are largely not used and create a high-end enchanting cuisine not seen in East Africa so far. The restaurant has full standalone business plan and is intended to be run with a beach club attracting day guests and making the project
a magnet for high end tourism and a unique culinary experience in Zanzibar and East Africa.
